A settlement founded in 1565 has a housing stock with a very long tail, and it is that housing stock that shapes the work here more than anything else on this page.
Kitchens that predate the appliance by seventy years
The recurring condition in 32084 is a modern built-in fitted into a room that was laid out in the 1910s or the 1930s. Three findings come round again and again.
The opening is tight. A cabinet opening cut for an older, smaller unit — or simply framed to whatever fitted at the time — leaves a built-in without the air gap it needs at the sides or above. The appliance runs, but it runs warm, and the fault presents years later as a compressor working harder than the household has any way of noticing.
There is no dedicated circuit. A great many of these kitchens have never been rewired for a modern appliance. A compressor sharing a circuit with a disposal or a countertop appliance starts against a sagging voltage, and repeated hard starts measurably shorten its life. Where we find this, it goes in the written estimate. Correcting it is an electrician’s job, not ours, but the appliance will not stay repaired without it.
Access is a genuine constraint. Narrow hallways, a stair turn, an original doorway, and a heavy built-in are a combination that has to be planned rather than discovered. If a repair is likely to need the unit pulled, we would rather know the route before the appointment than on the day.
Small kitchens put the work under the counter
Because the rooms are small, a great deal of the refrigeration in this ZIP code is not a full-height cabinet at all. Undercounter refrigerators, drawer units and wine cabinets are what fits, and they service differently. They are front-venting by design, which means the whole heat path runs through a toe-kick grille at floor level — the one part of a kitchen that collects dust, gets mopped over, and disappears behind a later plinth or a run of new flooring.
Drawer units add their own failure mode: a drawer gasket seals along a moving face rather than a fixed one, so a drawer that no longer closes squarely frosts its evaporator long before anyone reads it as a fault. Glass-doored wine cabinets in these houses are usually built into an existing alcove, where a door that has dropped a few millimetres on its hinge will admit humid room air all summer and put condensation on the inside of the glass. Correcting the hinge and the seating is frequently the entire repair.
Salt, from two directions

The Matanzas is on one side and the inlet at Vilano is on the other, and the condenser fins in these houses carry the film that goes with that. At Camachee Island the marina adds constant humidity to the same air, and boat-side condominium kitchens there show the fastest fin deterioration of anywhere on our map.
The practical rule is the same one we give on Anastasia Island: pull the grille twice a year and look at the fins. If they are grey rather than bright, or if you cannot see light through them, the appliance is working harder than it was built to.
Storm exposure and old services
Roughly sixty-eight thunderstorm days a year pass over this county, and the older service in these houses gives a surge fewer places to go. A control board that survives a strike but loses one output is a common finding — a condenser fan that no longer turns while every display and every light in the cabinet behaves normally. It presents as a refrigeration fault and it is not one.
The multi-day outages after Matthew in 2016 and Irma in 2017 are still visible in the work. Boards and compressor drives that came back apparently intact failed weeks afterwards, and downtown, where the water came up as well, we saw the follow-on problems that go with a low house: units that sat with wet insulation, and cabinets that never quite recovered their run time.
